Do I Need Planning Permission for Decking?
April 21, 2022 5:01 pmThe importance of having practical outdoor space to use in good weather has never been more apparent. If the last few years have taught us anything, it’s that if you have a garden space, you should make as much use of it as possible – don’t take it for granted!
With that said, in order to enjoy it, you need to make it comfortable to entertain and relax in your garden. That’s why a lot of modern homeowners turn to decking to create a simple, elegant and sturdy area for outdoor living. Whether it’s placed just outside your patio doors or at the other end of the garden, you can create an oasis for you and your family.
But are there planning permission rules for decking in the garden? This is what we’re going to explore this month, helping give you practical guidance on when planning permission is and isn’t needed, as well as highlighting some of the ways you can benefit from having decking in your garden.

Do I Need Planning Permission For Decking?
The great news is that, more often than not, decking doesn’t require planning permission because it falls within your permitted development rights (and has done so since 2008). The only time that you will need planning permission for decking is if:
- the decking is going to be more than 30cm above the ground
- the decking, along with any other sheds, extensions or outbuildings covers more than 50% of the total garden area
- the decking is to sit within 20 metres of a highway
- the decking would negatively impact the value or privacy of your neighbour’s property
As always these rules apply to normal homes – there are different rules for listed buildings, homes in conservation areas or National Parks.
While it might feel nice and easy to determine whether you need planning permission for decking or not, we always recommend that you consult an experienced contractor such as ourselves if you’re unsure. Rules can change and an expert eye is the best way to ensure you’re acting legally when beginning such a project.
The Benefits of Garden Decking
Decking is so popular because whether you have a small yard at the back of a terraced property or a sprawling garden all the way around a detached house, you can create a decked area for relaxing in. Here are some of the key reasons you should consider decking for your garden or outdoor space.
- It creates a separate space. While going outside is a new space in itself, it may not feel very welcoming to sit in if you have a lot of grass, plants or generally exposed earth. Decking platforms provide a raised space that makes it feel like you really should be outdoors more.
- It adds value to your property. Think of it as an investment for the future, because anyone who views your house when you’re finally ready to move, will see that the garden is well taken care of, with a purpose-built space to relax in.
- It’s aesthetically pleasing. You can’t deny that the natural wooden – or wood-effect – of decking adds something to a garden. When faced with the decision between basic grey slabs or a striking and beautifully crafted deck, it’s not a hard one to make.
- It’s a great solution for uneven land. By building a flat deck over any uneven land, you create a safer, more stable space in your garden. Plus, if your garden is on a steep slope, you can have somewhere to set a table and chairs if you install decking – something you wouldn’t otherwise be able to do.
- It requires less groundwork. If you’re not keen on digging up layers of ground and preparing it for paving (which means it needs to be levelled) then decking is a fantastic alternative that leaves the ground pretty much untouched.
